Hi,

I live in a ground floor flat & had a plumber come around yesterday when I saw water leaking from my ceiling. It was due to my water tank.

The plumber recommended I get a ball valve & stopcock fitted. Also, it turns out my water tank doesn't have a lid on it (the water is contaminated), so he recommended getting a new one.

He quoted me:
- £550 labour (2 men all day)
- £250 tank & materials
- £196 VAT
Is that fair for the London area? It works out to be almost a grand in total!

Thanks.

I very seldom comment on prices on here as without actually seeing the job in person then it is hard to judge but if you already have a plastic tank then it sounds as though you are getting ripped off with this quote

Tanks are about £100 and perhaps new valves and connections about £20.

To fit one person about 3-5 hours usually. Perhaps about £180 labour.

I mean fitting properly and a proper marine ply base may be needed which would be another £30.

Tony- the tank alone is £130 plus any new pipe work and fittings, so lets say £200 for materials. Also it might need a new timber base at £50 for ply and timber.

If it takes 5 hours to do the work do you think you would go onto another job afterwards? Don't forget you will be black from working in the loft. So it would have to be 1 days money.

I was using the Toolstation part number 91853 113 litre plastic tank complete with lid and bylaw compliance kit. Price £99.85

OK it is not £100 ! Its slightly less!

You should have asked him what his VAT number was!

He is also fiddling his VAT because 20% VAT on £800 is only £160 !

being a Gas engineer and not a plumber can I ask why you would need to replace a plastic tank ? surely the life span must be in hundreds of years ?? if it was Galvanised or Lead then yes but why would you replace a plastic one ?
