gas is expensive....
But electricity is a lot more expensive to run, even with Economy 7/10. Your tenants will get crippling heating bills and that's bound to affect your returns. I'd stay with gas if possible, but you need a competent heating engineer. Go to the Corgi site, enter your postcode and they will list all the Registered Gas Installers in your area.

Yes but in the not so distant future your new electric economy heater will be much cheaper to fun than a gas boiler.

The other option no one has mention is something like an amptec electric boiler, it mean you can keep your existing radiators and just add a hotwater tank.
