Demolishing single storey attached extension

We're looking at buying an ex local authority property that has the usual (for round here anyway) attached outbuilding that has been converted into another room. It measures approximately 4mx2m and has a pitched tiled roof.

The roof has obviously been re-tiled at some point with concrete tiles and is now sagging quite considerably, but more so on our side that the neighbours.

How easy would it be to demolish our side of the extension and then make good the neighbours part? The reason for wanting rid of this room is that it would then create access to the garden and it doesn't really serve a purpose as it's too small for a reception room.

Demolition is possible, but how easy or involved it will be will be site specific.

There will typically be some making good on the neighbouring side, and you will require their agreement for this.
