Hi All,

We have a 3 storey Victorian house and are thinking of changing the upper floor room layout to squeeze in a shower room as well as the two bedrooms that are currently there.

Currently small landing with 2 doors to bedrooms

Basically making one bedroom smaller (and moving its doorway), enlarging the landing and having a new door to a shower room

Question is, whats the deal with fire regs ? Do we have to put fire doors in ? or just self closers and fire-strips in the frames ?

Its an old victorian place so we were hoping to put in reclaimed doors to keep the feel of the place ? or at least modern pitch pine doors ?

Fire regs. mostly apply to new builds, conversions or change of use. If it’s work on existing accommodation, not a conversion & you don’t plan on change of use (letting or multiple occupancy) then, as far as I’m aware, you don’t have to do anything! The latest regulations, I believe, no longer even require self closers on conversions in any case. It’s always worth a call to your LABC to confirm but they may take an interest in the location of the new door (on the landing) & what you propose for drainage & ventilation in the new shower room!
