Chimney Pointing

Hi all,

I have had an increasing damp patch in my attic room for a few months now and have been meaning to get it looked at. It just so happened that next door are having their chimney re-pointed at the moment so as the scaffolding was up I asked the guy doing theirs if he could give me a quote for mine. (the roof and flashing are sound)

He says that the mortar is shot and will need re pointing to gutter level, the flaunching is in a bad way and will need re doing and he will put air bricks in the chimney to ventilate and seal it all with a special paint. Next door don't want anything for the scaffolding but I have been quoted by the builder £850 for the job.

My house is a 2 bed semi built around 1898.

Does this seem about right or is it a bit steep?

Any help would be much appreciated as I really have no idea.

Small jobs on a roof are expensive. The insurance and specialist equipment for a proper registered roofing firm with employees is as you might guess pretty costly. That is why its usually left to the pro's. That said 90% of roofing is not difficult but its the access and safety stuff that puts people off.
 
Andy - I reckon nextdoor's builder is being a bit cheeky with that quote. I suspect he's factoring-in the cost of the scaffold again (not unknown behaviour ... extra profit). Maybe knock a couple of hundred off to get a fair price. Why not phone around a few of your local builders, say the scaffold's already up, then get some indicative quotes.

I got another guy round at the weekend who came highly recommended. He says that it doesn't need a lot of what the other guy says it does and has quoted me a much cheaper price, with a guarantee.

Thought the first guy might have been trying it on.
