Damp patch

We are over halfway through refurbishing a 1937 built house.
We have a damp patch by the chimney and to the left side which does dry out but returns after rain.
Our builder found a split in the lead flashing and a dent in the flashing the goes up the tiles and the problem still exists he also did some waterproof rendering up to the tray.
It has been suggested the the chimney stack would need to be taken down and reconstructed but we are not convinced that this will be the answer.
We would appreciate some advise

Hi A sheet lead tray / dpc will cure the problem, however the cost of fitting to existing chimney can be prohibitive. Have a look at http://www.justlead.co.uk where you will find a video on the fitting and performance of a lead tray. This may help you? Good Luck
 
Hi why dont you just get a qualified plumber to re flash it with a new back gutter and front apron and if its a slate roof you will need soakers and then step cover flashing to the sides

then get the chiney pointed and parged at the top this will last another 60years or more
