i had this conversation with my architect when i was assessing my pricing band.
'i am a builder', i said and i will be able to build it for 'x' and not the 'y' that they think it's gonna cost.

But you can omit all the things that don't come under BRegs, like painting and decorating, your fixtures and fittings etc.
