rough price for a lathe and plaster ceiling

Hi guys,

I've just had to remove a lathe and plaster ceiling in a bedroom before it finished falling down and hurt someone (bad leak in the roof - sigh).

I was wondering roughly how much a 4mx4m lathe and plaster ceiling (using lime) will cost. I realize it's a slightly specialist job and plasterboard would be cheaper but this place is listed and I can't see those-who-must-be-obeyed (listed building officers) going a bundle on plasterboard.

Obviously I'll do all the cleaning up and de-nailing myself but would it be cheaper if I put up the lathes myself as well?

I know I don't really want to know the answer to this but roughly how much would it be using plasterboard?

You would be the best part of a thousand pounds anyway. If you had a bad leak in your roof, why not get your insurance company to cover the cost,,, less your excess.... Plastering a lath and plaster ceiling from scratch is a lot more than a "slightly specialist job". Putting up the wooden laths too, would be part of that job, I would leave that for the plasterers. If you do it and there is a problem, who's fault is it and who pays for any extra work it causes? They must be put up correctly. Too close together and there will be no key,,,, spaced too far apart, and what gets put on, falls out...... Anyway,, asking around for quotes locally would give you some idea of the cost, but I would bet on the best part of four figures,,, at least.

thanks Roughcaster, I knew it was going to be expensive but hoped it wouldn't be that much. I can't really claim it on the insurance as the leak was present (and the ceiling partially down) when we bought the house. Of course it's just got worse over winter but at least the leak is fixed :D
