Missing tiles under Velux

My loft conversion has velux windows and there are no tiles under the lower edge of the flashing

I asked the builder about it and he said they weren't needed

I think it looks unfinished and will allow water in through the gaps you can see in the pictures

What do you think

Either you are missing an eaves tile (short) covering course or the flashing is short by 100mm.

that will definatley leak my friend no shadow of a doubt you need a length of lead underneath the velux flashing that should extend down the roof to the water mark on the tiles undr velux 9 inch lead should be sufficient (do not pay buildertill this is done it will leak i guarentee it)

i think the roofer was probably a joiner!

it needs a counter flashing installed as stated.

the wrong flashing kit has been used (an EDL i think) you need a EDP or EDZ Get it changed as water is coming now.
