Hi folks,

survey completed on house im about to purchase. Got a cellar so can see all wooden floor joists are completely rotten (wet rot).

All have to be replaced - surveyor has suggested replacing with wood or using RSJ's instead. Apart from the obvious - metal/wood what are the pros and cons of using each approach?

thanks for any advice

timber, lighter, cheaper and off the shelf and no calcs needed, easier fixing of floor boards

steel, not worth all the extra hassle in my mind

timber did ok for ?????? years and will do so again if you get the correct grade

Arpart from the obvious (cost I assume?):

1/. Have you ever tried nailing floorboards to steel?
2/. Likely to have to install padstones to support them
3/. Wall my need reinforcing for additional weight
4/. Try manouvring the bug gers into place

Is that enough?
