cost of rewire

Hi Guys

Just bought a bungalow which im gutting and building onto,what would a general cost be to rewire a 3 bed bungalow with lounge dinning room kitchen study ,bathroom and ensuit.


also bt lines to study,lounge and 2 beds ,just a ballpark figure would be ok.

I was thinking £2,000/£3,000 ish with new consumer unit as well.

Your figures don't sound a million miles out for your area.

Get some sparks round for a few quotes, recommended registered ones though ;)
 
As ever, personal recommendations are always the best way to find a reputable tradesman, but if you're having to go ahead without much in the way of those, or references, don't put any store by registration itself - sadly it is possible to become registered with woefully inadequate qualifications and zero practical experience. You don't have to spend long here to see people cropping up who are registered and "qualified", but who are clearly seriously incompetent in reality and who should not be charging for their services.

You are looking for someone to rewire a house, and it may surprise and dismay you to learn that it is quite possible to become a "certified electrician" without ever having done that before, and without having acquired any of the practical skills needed to do it without half-destroying your house in the process.

It's your money, £'000s of it, and you have every right to ask prospective tradesmen what their qualifications and experience are. Just being listed here is not a good enough guide. No genuinely experienced electrician, with the "full set" of C&G qualifications will mind you asking - in fact he will wish that everyone was like you.

I feel sorry for people who have been misled by training organisations and (shamefully) the Competent Person scheme organisers into thinking that a 5-day training course, a couple of trivial examples of their work and some basic understanding of how to use test equipment will make them an electrician, but not sorry enough to agree with them trying to sell their services to Joe Public.

That's a £1000 spread :LOL:

CU 10 way, 8 circuits, smoke detection x 3, 30 sockets over 3 rings / radials, 2 light circuits, cooker, smokes, boiler is going to hit £700-£900 material wise.

No making good, easy routes 2 man weeks, done as 5 days 1st fix, 3 days 2nd fix, 2 days testing add in survey and sod about time.

Say £160 a day £1600 + £900 + £misc- I'd suggest about £2700

should be the cheaper end of the 2K range if it's empty, no carpets down, floorboards lifted ( not an issue in a bungalow, will be routed in loft most likely ), and walls not needing to be "paper ready".

if you offer to do / get done the chasing and boxes etc put in where you want them, then you may get it cheaper still ( no one really enjoys that part ).
you should liase with the sparky you choose as to where you can and can't put sockets and what chases they will need..

done a bit of a typo there was ment to read £2,500/£3,000 so like said not far off.
Yep its empty and all the walls are beeing ripped out so all new walls, and most can be routed in the roof.
As for a qualified spark theres a few i know in the trade for 20yrs pluss so no probs there cheers
 
Get a few quotes as already said, but get them to do a quote for doing everything. Then ask them how much they will knock off if you do all the preparatory work. ;)
