Hello all,

Thinking of buying a lovely old Edwardian house C1913. Very neglected but the brickwork (solid brick walls - quite hard bricks, soft mortar (assume sand/lime - and roof look fine. No sign of damp and the cellar is dry.

Not got as far as a survey yet but would be glad of any tips with regard to what I should look for in a house of this age.

Expect some damp, I would be surprised if there were none. Don't fret if you do.

My main concern would be insulation, particularly the exterior walls.

Wiring, heating, windows, roof should also be weighed up.

If you are interested in such things as log burners, look into the viability of the existing chimneys and fireplaces etc.

Re-wire, new central heating system and windows are definites. Roof looks good (not been in the loft yet!) so i'm hopeful there. My main concern thus far is that the brickwork will need re-pointing - access to one side and one end is extremely difficult - as I will need a good builder to do this. I can do most things but not that at my age! Hey Ho!

As you say insulation will be problematic.

I see you are in Staffs, anywhere near W-ton? I was born there.
