Just after 5 years heat exchanger gasket (364-159)developed a leak and had to be replaced. This is a major part of water system and is expected to last much longer.The water circulation system was treated by Sentinel X100.The replacement involved complete removal of the boiler from the hearth, dismantel heat exchanger and reassemble, a costly labour job. How commonis this fault? Your experience and comments will be appreciated.

You are probably unlucky in this case, it is just one of those things, yes they do fail not usually in 5 years but at least it wasn't a boiler failure or if you got B Gas thay would have told you to replace the unit with a condenser. In the long run you'll save yourself loads of money because these units don't breakdown much and I've seen 30 year old baxi bbu's still operating with minor repairs only needed.
