I've still not fixed the issue and getting some contradictory info from the forum vs my engineer so hoped you might be able to help by replying to me.

I have pressure dropping constantly (1.5 down to 0 over a week) and no signs of a leak anywhere in the house on pipework, walls, floors, ceilings.

I had the PRV replaced which seemed to be faulty - since that point the pressure was fine until I started using the heating again in October. The engineer has looked at the PRV sand says it seems fine with no water passing.

Several people on the fourm have suggested it may be the expansion vessel but my engineer says that's unlikely because the pressure drops and does not fluctuate.

You posted suggesting it could be the heat exchanger - how can I check this? There is some water in the condensate pipe when I take it off. It seems to get stuck until I release it (anti-gravity water?!).

Any help would be appreciated.

Hi,
Would you be in the part of Essex near Dartford Crossing? I'm in Sidcup and looking for a quote/estimate/guidance on a boiler change and improved system control.
Currently I have an old Potterton Osprey 150 and 27(ish) rads over two zones + HW, whole house load appx 46kW House built 1895.

hello im just woundering if you could help me iv a back boiler the heating is working but iv no hot water could you please give me eny ideas ?
