Ironically the tap comes with a 5year warranty but it was installed by a fitter who purchased, so either way I am stuffed! Thanks for the advice may try and setup a spoof Plumbing company where I will try and obtain a new quote, worth a try.

My puppy english springer has treated a small area in my garden as her own pee zone! I am happy to fence off the area and treat but I would like to know do I need to let the ground heal or can I seed or tuff now?

I've just had a nice new set stair spindle and rails fitted which I'm going to varnish. I now need to strip off all the paint back to the wood at the lower part of our staircase do I use a chemical paint stripper or a heat gun? Which method would give the best result for varnishing?
