HI
I am about to start getting quotes on my kitchen/dining room having the ceiling plasterboarded and the walls dot&dab and skimmed. The room is 5.9m x 7.3m and i was wondering what sort of price id be looking at paying . I ask this question on here so i have some idea so i don't get ripped off . This is a new extension so the internal walls are block and clean. Any help on this would be great thanks.

You don't mention the height of the room.

Assuming 8ft then aprox 27 plasterboards, 10 bags of Drywall Adhesive and 10 - 12 bags of Board Finish. About £250 - £300 for materials alone then.

You also don't say how many windows and doors there are. Are there just the four external corners or are there any internal corners too? Window and door reveals will require angle beads - a quid or two each for an 8ft bead.

How many electrical fittings and other bits that can cause a job to be fiddly are there?

For labour - difficult to say without actually seeing the job. Depends on the above but as a ballpark figure, to fit plasterboard to ceiling, dot n dab plasterboard to wall and skim the lot you'd be looking at 3 - 4 days work - I'd charge around £1,000 for that plus materials so about £1,300 all in. Like I say, difficult to say without seeing it and it may be that it's easier than I've anticipated and therefore, if it's definately only 3 days work then more like £700 - £800 for labour.

To be sure you're not getting ripped off get three quotes and bear in mind that the cheapest isn't always best. Ask your plasterer questions - how long have they been plastering, will they be on their own or have a labourer or other pasterer with them, how long they expect it to take etc. Also, if they can start immediately then find out why they've got no other work on (even with the economy the way it is there is still worked queueing up). That's a relatively big ole ceiling there and an inexperienced plasterer is likely to make a right mess of it.

If you're confident about fitting the boards yourself and are confident that you can get them nice and level and nice and plumb then you could fit them yourself and just get a plasterer in to skim. You'd then be looking at about £400 for labour and £50 - £60 for the plaster.

yeah sorry m8 i forgot about the windows etc lol
there is one set of french doors and one window also an internal doorway into the lounge .I have just had someone on the phone and they said i would be looking at £18-£20 msq for dot & dab and skim

There would definitely be "internal corners" in the room,,,,, external ones,,, maybe. ;)

there is only 2 external corners apart from around the window and french doors so with them in total theres 8 external. The ceiling is pitched not your normal flat ceiling there is also 3 velux windows in the roof. I have worked the area out to be roughly 43 square meters thats the walls alone. Sorry should have explained the room a bit better than i did.The walls are also 2.5 m high. Does £20 a square meter sound ok or is that a bit high / low ??????????

Kingie,

Has the plasterer quoting seen the job? If it's a sloping ceiling then I guess some walls are a bit higher than others? Or is 2.5m the highest and some walls are a bit lower than that?

The slope, along with the 3 Velux windows will slow the job down slightly which on a smaller ceiling isn't an issue but with a ceiling of this size your plasterer will need all the speed he can get to avoid losing control of the plaster. Shouldn;t be a problem for a decent plasterer though.

£18 - £20 per square metre - does that include all materials too? I make it out to be around 100 sq m - 40 for the ceiling and 60 for all the walls. That's around £2k for the room.

Seems a little high to me but then I haven't actually seen the job and I'm in a different area to you and prices do vary. Also depends on how much the guy wants the job - if he's busy then he's gonna quote higher usually. If he's got no work on then he'll come in lower to try and get the job.

Your main worry is about being ripped off. Now to me, it doesn't matter how much someone charges, £5 or £50,000, they aren't ripping you off if you agree to that price and they do everything they say they are going to do to the standard they say they are going to do it to, in the time they say they are going to do it in.

Best to get 3 quotes, preferably with each plasterer seeing the job before pricing it so you know the price you go for is reasonable.

Ive just had another plasterer round he said labour would be £1250 for the lot £950 for the walls and £300 for the ceiling sounds pretty good to me .The £18-£20 per square meter didnt include materials that was labour alone

£1,250 seems closer to the mark. £300 for the ceiling seems cheap - it sounds like a pain in the bum ceiling so £300 labour to fit boards and skim seems reasonable.

Might be worth finding out how much they'll charge for materials BEFORE you decide. Many will mark up materials so there may be additional costs there. I personally mark up materials slightly to cover the time and fuel etc or for arranging for them to be delivered to site. I don't charge huge amounts though - literally just what it costs me in time and fuel.

Woul be worth you getting another quote or two and then making your decision from there.

Let us know how you get on.
