landlords gas check legal requirements

a landlord MUST confirm all pipework in the property is safe, the EASIEST way to confirm this is to do a tightness test so it has become a (good) habit, not sure how else we can confirm it is safe but could be one for the lawyers to argue about the phrase "must a tightness test be done"

A friend of mine had a LLC done and the meter was locked in the garage (under my instruction as I wanted to set up the coucil contractors). The engineer didnt even ask to enter the garage - and I had loosened the inlet test pressure nipple on the boilers gas valve.

Needless to say he is now sacked!

It takes about 6 mins to do a Tightness Test, You are signing a CP12 to say that all is well...Could be the best 6 mins you ever spend

1 min let by test, 1 min stabilization and 2 min test
 
i now know why Agile likes these things discussed in combustion chamber .
We have people leaving uncontrolled leaks, people who think it is ok to leave uncontrolled leaks people who dont even know what is required on how to fill a form in and people who dont even know how to do a tightness test... Thank fek only some of you have replied.

1 min let by test, 1 min stabilization and 2 min test

it must take slightly longer than 4 mins to do all the tests as you have to reduce pressure to 10mb for let by, raise it to 20mb for temp stability, then seal test point when finished ;) ;)
 
i know its not right but in the gas installer mag issue 162. it does actually say its not a legal requirement.under reg 36 :confused: new one on me.needless to say you,ve always gotta cover your arse.
