Baxi Combi 105e leaking LOTS

Hi,

My Baxi Combi 105e is pishing out water and making quite a strange noise (almost sounds like a sheep constantly baa-ing).

Obviously it's to do with the pressure because my housemate bumped the pressure waaay up one day to the point where it's at 2.2ish when the heating is off and practically off the scale when on.

All this leaking is happening now while the boiler is off and it still doesn't appear to be dropping the pressure at all.

I know how to repressurise the system to boost it, but don't know how to release the pressure. Is this something I can attempt to do myself (there's two other taps on there that might do it but I don't want to touch anything)? Will bleeding the radiators get rid of enough pressure? Or should I just get the landlady on the phone and let her give me an earful before she gets someone qualified?

And is there a chance that the radiators could blow in the meantime?

Any help would be gratefully received.

I had a similar problem but with an external expansion vessel - the pressure rose alarmingly when the boiler came on. The expansion vessel had to be re-inflated.

Yes, you can relieve pressure through the radiator bleed valves but there should also be a drain cock at the bottom of the system somewhere. This should take a hose pipe and cause less mess.

Drop the pressure in the system. It probably won't solve the leak but you can then act innocent with the landlady ;). Mention that the pressure rises alarmingly when the boiler is on and she'll have to get a plumber in.
 
I'm just a bit unsure which one would be the tap to release the pressure. There's two mystery taps on there and I don't particularly want to turn either of them unless I know which one's which.

I've looked at the manual online and it doesn't seem to mention what these other taps are for.
 
Also, it has leaked at quite a steady rate overnight and yet the pressure has only receded about 0.3 of a bar (it's about 1.8/1.9). Surely if it were relieving itself of excess pressure it would be doing it a bit quicker than that. Could it possibly be refilling itself at the same time as leaking (even if the repressurise tap is firmly shut?

Bit of a one off boiler the way it worked especially it's hot water store. Get someone who is qualified and understands repressurizing one of these boilers as there is a very specific way to do it, i mean repressurizing air wise not water. Also working on this boiler can mean getting scolded if you donot understand how to drain the boiler PROPERLY.
Get someone in the know.
 
Try turning the mains water off to see if the noise and/or leak stops.
