good afternoon,

I am currently removing the plaster in my 1930's kitchen and have uncovered the concrete lintel over my backdoor/ window.

The orginal kitchen windows/doors were replaced with upvc sometime ago.

Problem the concrete lintel is cracked almost in the middle of its span. Can anyone look at the attached photographs and advise if it can be repaired or if it need to to replaced.

Many thanks

Hard to tell how big the lintel is from the photos..
How wide is the door opening and what loading is coming from above?

Many thanks for the reply,

Opening is 145cm

Lintel width 11cm

First floor bathroom above with double window on same wall.

Bathroom floor is tiled.

Is the bath anywhere near the lintel in the bathroom above??
Also is that 11cm in height?

Anyways long and short, if its taking the load from the room above (ie joists span onto) then the lintel is too small and has a lovely little crack in it.. the reinforcement in the lintel should stop it completely failing but you should look into replacing it before it moves any more and causes any more damage to finishes..

Thanks again,

Yup the bath is directly over this. 11cm is the height of the Lintel.

You have confirmed what i expected a new Lintel. O Joy!

You could well have two lintels, one internal and one external.
11cm is one chunky beast, normally find them either 150x140 or 215x100mm.
Can't see any link to pics, but you will need the lintel to be 300mm longer than the window opening, so it will rest either side of the opening at least 150mm.
As it sound very much that a load is being carried, the opening will need propping with acros, whilst work is being carried out.

I have exposed the full lintel now. The length is 1800mm

depth 110mm
height 180mm

It looks like an internal lintel.

Looks like a replacement required maybe a Beefer one required due to tiled bathroom floor above

Many thanks for your replies
