Generally if its old (15 years plus) its not worth a repair job , its reroof time !

Patching up an old leaking flat roof is a complete waste of time.

If you look at the boarding underneath the roof , if its chipboard its highly likely you will be replacing that too even if its not wet or blown as often the felt is bonded directly to it from the top and half the boards come up with the felt, these should be replaced by 18mm plywood.

Also many roofers are not keen to refix to chipboard even if it is sound.

You have a choice of felt, epdm rubber or grp roofing really with felt being the cheapest and still in my opinion the best.

Many people swear by epdm or fibreglass but personally i think they look awful.

Single garage- strip and reboarding, waste disposal and 3 layers of t/o felt, approx £1000.00

Sound advice,i would add that if using top spec flet two layers will be sufficiant.

Cumbrian , when you do a two layer felt roof are you using two heat applied layers or one nail down and one heat applied?

Im just curious as perhaps im going overkill on some of my outbuilding/garage jobs.

I always use 1 nail on 3b, 1 layer 2mm t/o and one layer axter forceline 4.5mm t/o.

(both heat applied t/o)The only time i use loose layer with t/o is on T & G boards otherwise you get ridges.There no need for perferated or loose layer when using hp cap sheet as movement is not an issue.With the old pour and roll felt you had your first layer(perferated) to allow for movement as the other 2 layers would just fracture with expansion/contraction.You do need perferated underlay if using kingspan celotex pour and roll insulation though otherwise you get blisters due to gas release.I always use the 4 mm hp underlay and hp mineral cap sheet but even if just using 2 mm underlay still no need for loose layer as long as using hp cap sheet.You should try sbs t/o felt,once used you will never go back to app(thats what is the common bitumin coating for t/o felt)SBS uses 40% less gas but sit sticks like glue with just the slightest heat,its very sticky and streatchy,almost like chewing gum.Try it out sometime.Id be happy to post you a sample though the post for you to check out.Its not a sales pitch i dont sell it but i do lkie to champion it lol.
 
The addition of SBS to bitumen makes the bitumen
more rubber like. The finished roofing material is more
flexible at low temperatures, with greater elasticity than
those manufactured from oxidised bitumen. The
softening point of SBS modified bitumens is in the order
of 110°C. Felts using SBS modified bitumen can be
manufactured for application either by bonding in hot
bitumen or by torching, depending on manufacturers
recommendations.
 
I think ive had every sort of felt going Cumbrian, i always go with the Axter force line which is an SBS felt and wont go back to anything else.

App is crap and i find it awkward for detail work such as drips etc.

Only problem ive been having lately with the SBS is foot marks on the felt in all this heat.

Ive resorted to duct taping large pieces of thick cardboard under the soles of my shoes to get rid of this , works a treat !

When its hot we start at 5am and finish at 12.We just wear flat soled foot wear but if its really hot we lay any mineral early,before the sun is at full strength otherwise it just makes any easy job hard(sure you already know this ;) ).Ive tried many felts and like you i have found one i like and stick with that.Couldnt agree more about app felt,its ****,you would be surprised how many roofers dont even know about app/sbs.

yep and its too wet..too windy..too hot..too cold and the punters are shouting down the phone "it was a nice hot dry day today so where were you" to which i reply " stuck on a roof all day trying to break the bitumen and avoiding any type of elastomeric felts" :LOL: :LOL:
