regs on a garage ?

well im considering knocking down my old single garage at the end of my garden which leads into a entry, and then building a double size garage but instead of using it for a car ,im thinking of converting it into a type of games rooms etc

would this be ok with reg;s >>? as long as i keep the height down ?

im still planning on putting a lintle in the outside wall so infuture if needs must i can knock out the block work below the lintel for a garage door .

any help on this matter or a point in the right direction would be really appriciated ?

The max height is a planning permission issue. If it is less than 2.5m then the rest of the restrictions on permitted development are pretty simple (see link above). AIUI nobody cares what the building is for, garage or games room as long as it isn't commercial.

Building regs is another issue. If it is less than 30m2 then you can build it without regs approval (again see link above). Certain things will need approval like electrics and plumbing. If you are putting sleeping accommodation in then everything changes.
 
Also... if it's to be used as a garage, you can get away with no insulation (i.e. concrete floor, single skin brick wall with piers, exposed roof). If it's to be used for habitale purposes, then you will need to add insulation to the floor, walls and ceiling/roof.

Also remember to check your house deeds or the original planning permission for the house to make sure there are no conditions relating to off-street parking and the use of that garage for parking. If a condition is noted as such, then you will need to submit an application to vary or have that condition removed.

With these garage re-builds at the end of the garden, your tend to find that somebody does care - be it a neighbour, busy body, or cross-talk in the council offices between planning and b/regs section after one of them gets a phone call
 
thanks guys some really interesting points there and thanks for the helpful link ,
there are no plans for plumbing but will be for electrics, i was gonna insulate the walls + ceiling for obvious reasons. height im sure i wont be going any where above the 2.5m.i dont plan on building it more then 30 square meters either.

low pitch roof if not flat,
i have a drive out front but will still look into the of road parking in my deeds.

i was planning on adding to the garage base due to it for just being a games room ,but if it does need the requirement of a dpm + polystyrene etc then irl remove old and replace with new

If it's going to be used for anything but a garage/storage area, then you'll find it may end up being a habitable room and as such would need to comply with building regulations (as per the link provided) :)
