Front room bay window roof leaking

The house was built in 98 and the leak started in 2004 and I am still scratchin my head!!! :rolleyes:

Hi Stickebriks! I too live in NI and have a leaking bay window roof! Do you think we could start up a support group?! Ah sure, if you didn't laugh you'd cry!

Ours is a new build. We noticed the leak in October. Due to damaged plaster we stripped the plaster back to the plasterboard to give us a better idea of what is going on. Window is south facing, tiled. I have had the roofers out countless times. they have re-tiled, re-flashed etc to no avail. the rain seems to have to be very heavy and persistant before it comes in but a leak is a leak none the less!

The roofers have been trying to also blame hairline cracks in the plasterwork above the roof, a window cill above the roof etc etc. The builder knows the roofers well and is quite friendly with them but he is adamant that it is not the window cill etc.

Am at my wits end. Does any of this sound similar to your problem?
 
Hi Debbie I totally sympathise with you!!! :confused: Very very similar problem to me.Nige F has hit the nail on the head with two words CAVITY TRAY.
That's my next port of call coz I am now sick of gettin faffed about with 'Could be this could be that! ' NigeF seems to be the man who knows what he is talkin about. ;)
 
:?: Can anyone give me a rough estimate on cost of getting a cavity tray fitted now to cure my leaking roof as I don't want to get ripped off and have the kids on beans on toast for a month again !!!! ;) Ta
 
Hi,im brand new to this site and have had the very same problem for 2 yrs did any of you find the problem ?
Ive had a tray fitted moved my windows,sealed the external all to no avail.Its still dripping onto bay plasterboard as i type,i live on the moors edge ,always gets hit by the driving wind and rain.

Its so refreshing to see that Im not the only person whose bay window leaks when theres rain and wind.Been in my stone house 4 years-it was built around 1860s.

First leak, I called a builder to fix flat roof over my living room bay window. He patched it with black stuff, then it leaked again and again. He then recommended his mate, the second roofer, after the leak continued. he has fibre glassed it all. Today, water all over the floor again, the windowsill, and a big saggy patch of wallpaper to boot.

I know the second roofer would come back again...but after his 4th visit for the same problem, Im losing confidence. He charged me the first time, but not for revisits.

is there any solution?

Any ideas?

Thread has been going same time ;) Solution :?: Ask your local council for recommended trades - not one of these self certify sites : . To be fair - a stone house is not as simple as a brick one to seal - and your roofer has tried without charging. BUT The roofing game is riddled with " The travelling community" People think they do dodgy Tarmac . It`s easier and more £ucrative to do roofing :idea:
 
After putting my dilemma on here and having some help, I rang the roofer. He was helpful and suggested next step is to cut a hole in my bay ceiling to see if he can work out where the pesky water is coming in. This seems a big step, as it will mean Ill have to have the ceiling repaired and replastered, and Im not in the money at the moment (who is??). Does this sound a reasonable way forward?

Rains on the way tonight-i've got the bucket out, and very nice it looks too, sitting there in my bay window...lol
