Aaah, New Roof Leaking. Can't Understand Why!

They are responsible for rectifying the faults on your roof and should be given the chance to do so.
if you are not fully satisfied with the results employ another contractor and submit the invoice to them.

TBH the job does not look bad! an overweight roofer or seagull with tackety boots has been crunching their way over your roof cracking the tiles.

Dont know whats going on with the membrane! nail holes probably.

Bit concerned flashing round the chimney has left a bit of a hole. Doesn't look protected enough to stop heavy rain.

Some valley pics just to have a look. There is some cracking on the mortar at the edge, but maybe this is normal?

Can anyone let me know if the flashing by the chimney is sufficient in the above picture. Is it okay to have that gap there?

The flashing at the side of the chimney may be okay, you will only be able to tell by lifting the lead and tile to check the amount of cover. Having said that, a gap like that is not desirable and it could have been dressed tighter.

With regard to the leaks, are you sure you have the 75mm minimum headlap?

The tiles in the first pictures looked ok but the proportions of the tiles near the valley gives the impression that they have been 'stretched'. The visble portion of tile should be about 200mm x 300mm, it may just be the angle of the photograph but it looks longer than that.

Had an independent roofer come round to have a look at it today.

He said the overlap was fine, but a few points he mentioned was

1) Flashing round chimney was insufficient to stop wind blowing rain in
2) Flashing down valley was only 12" wide which he said left some tile joints uncovered. He said he should have used 18" width. He has obviously tried to save dosh here. The roofer said he could have used GRP that doesn't cost too much, either.
3) He thought water may be getting in from the side ridge tiles adjoining neighbours roof. He said he puts a tray under the ridge tiles so that if any gets in it drains away.
4) Tiles near side ridge are not close enough together, ie tiles not firmly up against each other.
5) Some tiles were broken.
6) Said felt was sagging, wasn't pulled tight, but wasn't a big deal.

Generally he said it was not bad, but he had skimped and for a little bit more effort it...

In the event he is not able to sort it and it went further. Will his liability insurance cover this?

Ultimately, if it is not sorted, then it could end up with someone else taking the roof off and starting again to be absolutely sure it is right.

Those wet rafters will soon bend under the weight of those heavy tiles. What kind of tile did it have before? They look a bit heavy to me. It needs fixing urgently or you'll have big dips in your roof.

Same as the neighbours roof? Those do look a lot lighter. Didn't the guy give you the option of removing and relaying the original ones? Prob not as more £££ to replace with new.

It had smaller tiles on before. Roofer said the joists would be okay.

The old ones were crumbling, and I said I wanted Redland 49 because I liked the look. It is only a small roof

I was going to say 'yeh but they leak and look odd against next doors' You could have probably got new or reclaimed ones to match the old ones then you wouldn't have needed that ugly join to next doors.

What has the builder said about the leaks?

Why did he put them on then? Why did he put that awful row of ridge tiles to divide the houses? What does your neighbour think?

How is he going to get the broken tiles out from under those hideous ridge tiles?

Is he going to correct the flashing?

Is he a Brit builder? Or Jonny Euro?

I was going to say the same. From the ground it must look very ugly.

Also, I will admit Im not an old hand when it comes lead flashing but it appears he did not use patination oil on the flashing around the chimney. Would anyone else care to comment. I've got some flashing to put on my own flat roof and was advised to buy this oil....
