How much for a conservatory

I do actually build my bases as 'like' an extension, both skins built off the foundations that are at min, 600mm x 450mm, all correct damps, 150mm over site with insulated walls and slab, S.S. ties etc

Good for you Brickie lad. ;)

In the process of building my own at the moment. Have done mine in the same way, footings same depth as existing extension, windpost for flimsy party wall, 100mm cavity, 100mm Kingspan in floor, hopefully will be able to use all year round...
Decided on conny in the end rather than extension for a few reasons. Allows in much more light than an extension, easier for a competent DIYer such as myself to do in spare time, most importantly keeps other half happy :D.
Final price is coming in around £8k, all aluminium, bifold doors, Planitherm 4 seasons glazing.

Might have done extension cheaper but don't think it would have been easier, and GF would still be sulking

Nice one Ronny! What size is it?

Same as Noseall, my dad was a bricky too so 'had' to help him, like it or not  straight into an apprenticship after school and he went out and got my first trowel, London pattern, broad heel at 12" long!

Was talking to an old bricky, 70 years young, still doing it, he reckoned all his aches and pains went away at 60!

Only 9m2 and up to 8k doing it on your own? Have you used high end stuff or something?

I dont doubt the prices for the top only, its a 'put a high price in cos we cant be arsed and if we get it all well and good' type quote methinks :D

have worked out my internal floor measurement is only around 8m2 so do you reckon 9k without any plastering or electrics is too high. Also it is going on the side of the house and all the measurements fall within the permitted development criteria but the glass will be looking into the neighbors drive. I have spoken with her and she's happy for it to go ahead as long as it's obscured glass. Would you bother getting in touch with planning or just get on with it?

Depends on what roof and frames system really, I know K2 havent put up their roofs yet (well not all of the price increases) so would be slightly cheaper than say Ultraframe, same for a cheaper profile like Duraflex over say Rehau.. glass also is a consideration, is it low e in the frames etc

I'd be happy to build it for approx £850 m2 so, we go by external sizes, about £7500 and I'm not VAT reg'd so that would be that. Its a buyers market, try and play some hard ball and see what you get.. good luck!

If it gives you peace of mind, ring the planing office, I cant say for sure if you need it or not because I havent seen it.

The company i'm thinking of using is conservatory outlet and i think they use a system called synseal synerjy.Ever heard of it or the company are they any good?

Yeah, Synseal been about for a while, make sheild too and Global roofs, not a bad frame, will do what it says on the tin and is probably mid table.

You might find a smaller firm/sole trader that can offer a better package, maybe Kommerling/Ultraframe at a competative price due to no over heads.
