The flume its given off is perfectly normal, its the water vapour generated when the boiler is in condensing mode

As for affecting your nieghbour I believe that regs state that a condensing flue must be fitted at leats 1.2 meters from any boundery, is it?

DO NOT COVER THE FLUE UNDER ANY CIRCUMSTANCES consult the engineers that fitted boiler as some manufacturers do make kits to divert the plume.

Not quite true...

In a nutshell...

Wall terminals should be sited a minimum 2.5m from a facing wall, fence, building, or the property boundary – compared with 0.6m as given in Approved Document J (gas and oil boilers).

the important word in the guidance notes is nuisance do not worry about distance as a decent engineer would opt for a vertical flue to avoid all the problems associated with condensing flue terminations

Suggest you consult the manufacturer, some blrs now can have plume diverters added. Tempting to knock up your own isn't it, but Mr Corgi would get well stroppy. ;)

I did pop in that that is what i believed Thanks for putting me straight

It would be interesting to know how its affecting the neighbour. The 2.5 m bit only applies to the condensing exemption proceedure (hence it mentions overriding the regs). It still stands at 600mm and 2m from a door or window facing, of course subject to MI's. (Then there's the other little bit in the manual about discharge over boundaries). If its fitted within regs corgi can't insist its moved, the neighbour would have to take you to civil court and they would decide. I'm not saying I would fit one so close, just that the regs and the advice contradict each other. I'm sure the regs will have to change.
