spain wiring regs and certs

Hi folks
CAN ANY ONE HELP ??
A friend of mine has bought a "new build" house in Spain
it is at the snagging stage and one thing that he snagged
is no certification for the wiring has been provided.
The builders agent has said that this is not a requirement
in Spain !!!!!
Can anyone give me info as to wether this is the case
as it does not seem quite right in my opinion

I dont know the answer

but has me thinking.........does spain have the equivalent of building control over there?

or NHBC?

is he expecting certificates for the building/plumbing/electrics/gas etc?

Does he have a spanish solicitoer acting for him - i would imagine this would be basic stuff for a solicitor if they are doing it day in day out

Yes he has a spanish lawyer but he is linked to the property
developer ,I want him to get another opinion,I dont know
about the building inspectors in Spain or who to contact
thats the problem

Well if you want a reputable and Independent Laywer in Spain that speaks English and has specialists in various areas of Spanish Law..try these..

From my limited experience out there, there is a legal requirement for a certificate for Newly Built and totally rewired installations. However this could be limited to commercial premises.

I am certainly not knowledgable enough to give you a diffinitive answer to this, so I would suggest the lawyers I linked to above, they served me well and continue to do so.

I live in Spain and recently requested a REDUCTION in the power given to us by the electric company. To do this they requested an electrician's certificate, basically to ensure that we wouldn't be trying to run too many appliances with less power.

SO some sort of certificate DOES exist; in fact I doubt that you would get electricity switched on to your house if the generating company does not have the inspection certificate.

We recently had gas put on and the gas company undertook a thourough inspection and gave certificates.

If in doubt, you should go to the electric company.

Surprisingly, Spain is actually MUCH more rigid than good old Blighty in regards to rules and regulations these days; but a cowboy is a cowboy in any language !
