Help please !!!
I've currently got company in fitting new uPVC soffits and facias. However, on removal of the barge boards from the gable end it has been found that the end timber is rotten underneath (not sure what this piece is called?).
I've been told that these will need to be replaced at a cost of £350 each (1 days work each). Is this a fair price?
Especially bearing in mind that the original quotation includes removing two rows of tiles from the gable ends and re-felting to fit the dry verge. In addition, the scaffoldfing is already in place.

Given that we're half way through the job I'm over a barrel on this. What course of action is best if in the event I am being overcharged.

Does it include the timber and the VAT :?:

Sounds as though it might be a bit excessive (although I don't know sizes or complexity of job), without getting too argumentative with them explain that you think it's too high and if they won't negotiate ask for a breakdown of the cost into labour and materials. You can then monitor time taken and materials used and decide whether it's fair and reasonable and pay accordingly.

Thanks for the response.

Price includes all materials plus VAT. The house itself is a small 3 bed detached.

Unfortunately, I have to agree the price before they do the work. I wouldn't want to get into a dispute after the event by not paying. Is trhere an ombudsman or similar where I can take this further and claim against the builder for poor advice?

Like I said before, the tiles are already coming off anyway so I can't see what additional work is required.

There is no easy (and certainly no cheap) way to settle disputes, still ask for the breakdown and if they state 2 days labour and it only takes 1 you could argue your case. However, bear in mind that when contractors give quotations they are taking the risk; if they took 3 days would you be prepared to pay extra?

They`ve probably got a clause in the small print covering themselves for hidden structural rot/defects...........look@ it like this.......if you had paid a surveyor to look at the barges...it would have been through a pair of binoculars , and he would have been psychic to know if the "ladder" as it`s called...was rotten..............If the total job is good and there`s a proper guarantee, then I`d swallow the extra iif it were me( but I`ve grown up in the trade and never paid for any work on my house ever) BUT I`m in your shoes with my car..... Caveat Emptor as they say in court
