lintel replacement

Hey all,
I've been told by a surveyor that i need to get two lintels replaced as they are corroding and causing brick and mortar cracking as they expand.

Anyone know how big a job this is and what i might expect to be quoted by a North West builder?

1. How old is the house and is any decorative cove plasterwork in the proposed areas?

2. You are linteling over what, and supporting what?

3. How wide are the openings?

4. Can you determine the approx. section size of the lintels in-situ?

5. Did the surveyor give an opinion ref. a house buy, or a particular structural issue?

House is 70's but the extension where the lintels are are from the 90's.

Over a door and a window supporting 1 floor upwards (single bedroom)

The door one is probably 1.5m max and the window maybe 2m?

Its a structural issue - we thought it might be subisence related but were told that it isn't and that the cracking was related to the lintels corroding and that they needed replacing.

First, it's most unusual, in my experience, for 1970's , presumably, metal lintels to corrode.
Perhaps a local builders on-site view would help before any opening up takes place.
Later,it might be cheaper to open up one convenient bearing end of a lintel and see whats what?

However, could you post some pics of the cracks and the general areas.

It wouldn't be a big job to replace them and make good if that's eventually required.
