Can anyone confirm ? I have looked on the Internet but can't seem to find answer in laymans terms

New ensuite is 1.75m x 2.60m x 2.27m

Window opening is 1m x 30cm

It may be regs but I do not see the point when there is a sufficient (IMO) window opening

Many thanks

If it's just a wc and wash-basin, no fan is required if there is a reasonable opening window.
If there's a bath or shower as well, you have to install a fan.

Thanks

Yes, there is a shower

Would the window not give adequate ventalation ?

a fan causes airflow
you should have a 12mm gap between the bottom off the door and the floor to allow the fan to freely circulate the air

I am trying to get my head around the logic of it HERTSDRAINAGE2010

Thank you for your useful input though. It's very helpful

The fact there is a window in the room. Is that not classed as ventilation ?

Yes and no. Windows even when open are poor ways to remove condensation from a bathroom, especially in winter. The thing to bear in mind is because you have an opening window there is no requirement for the fan to come on when the light comes on, which is the usual objection to having a fan. Put it on a separate pull cord and only turn it on when necessary.
