We moved in to a new build a couple of weeks ago and noticed some mornings that water is being drawn into the plaster in the corners of the bay windows. The builders window guys have been out and thought they'd sorted it but it's still happening. Any ideas why this is happening?

Judging by the first photo and seeing water on the glass it looks like classic condensation to me

Has this damp been there forever or does it come and go or does it only happen when it raisn or just afterwards or what?

You should no really be getting much condensation in a new build though its inevitable I'm afraid, are the trickle vents in the tops of the windows open? They should be, always. In anycase dry it all off as best you can and then leave the windows on their night locks for a couple of days or so (ie permanently) and see if that makes any difference. If it still occurs at least you will be able to eliminate condensation as a cause which the builders may wish to blame. Its important to start putting any of your contact with the developer regarding this in writing.

JohnD will be along soon to ask if you dry clothes in the house.

Seems to appear each morning regardless of weather. They've been out once already and thought they'd sorted it, mentioned something about sealant not bonding properly? Either way it's not fixed. Also, the windows don't have any trickle vents.

Some handles can be locked in position with the window slightly ajar to allow ventilation.

Then you need to get the developer to instruct the fitters to fit trickle vents. In the meantime as mentioned leave the windows ajar overnight at least. You should be able to lock them in this position as rjm2k mentioned.

I'm wondering if they intentionally didn't install trickle vents as we're next to a busy road and noise would be an issue? Leaving them ajar would be a bit of a nightmare noise wise, it's bad enough when they're closed :(

Unfortunately there is no other economical alternative. even trickle vents allow background noise to filter through. but that's the price of a condensation free house

ok, thanks for your advice, much appreciated :)

Silly question, how is the condensation being absorbed into the wall? Is it condensing on the sill on the inside? Apologies for being so clueless.

Noise may also be an issue with vents. You could try a dehumidifier or look at some kind of alternative more complex ventilation. I just saw an estate thrown up next to the m1 and doubt that ventilation has even been considered, just noise!
