Leaking down from extended party wall / chimney - pics

Hi

WE've got a leak! I assume this area was once 'fillets' that have in the past been concreted over (probably due to leaks) and I would imagine this is where our leak is now coming from? - When it rains, rainwater almost immediately starts to run down the chimney breast in that attic room. Hopefully you can click it and click the link to make it large if necessary:



So, is the best option to get the concrete removed, and I would think - flashing installed? as in the following picture.



I want to avoid re-roof costs (don't we all) as I don't have 15k or whatever handy!

Any advice?

Its not a huge job but due to the height of the building you would need a scaffold front and back which would be about 6 to 700 pound. The work would be about another £850
 
damn I wondered about the scaffolding :confused: I was hoping there was some way it could be done on the fly!! (don't ask me how). I suppose at least the guttering, chimney pots, and bricks just under the gutter could all be made good at the same time. (By the way, is / would this be cheaper for me to arrange seperate from the rooing company, or is it better to leave it all up to them?)

By the way, one neighbouring house has these covers over their chimneys:



One has some kind of ventilated caps that I can see:





and mine has nothing:


Should it have? And how come it has a couple of chimney pots apparent missing from the middle? Or will I have to wait until we can get up there before I get some answers? (none of the chimneys in this property are used for a flue)

Those cracked slabs on top of the wall look a bit deadly!
I'd imagine the cement fillet has cracked somewhere.
And the ridge look to have no mortar? Are they a dry ridge or is it all just missing?

Looks a bit of a tired roof.
