We have found a house to buy (we are first time buyers) and have been advised that it is a trusteel construction. The mortgage company of course have instructed us to get a MICS or FICS construction report carried out at a cost of £1000 including VAT before they will even consider lending on this.

As you can imagine, my husband and I are extremely nervous and have read mixed comments with regards to this type of structure. Can you please advise whether or not we should proceed or whether we should walk away now and go back to the drawing board.

Thank you so much as we are in a catch 22 situation.

Dear Tony 1851

Thank you for sending me the link on steel constructed houses. The issue we have is without spending the money on an intrusive survey first, should we even bother proceeding? We are so frightened that in 15/20 years time when we come to sell the house, we will find it unsellable hence us getting it at such a low price. Knew it was too good to be true.

The fact that it may be cheap doesn't necessarily mean there's something wrong.
The house may well be structurally fine but, you are obviously wary, so why shouldn't potential buyers in the future feel the same?
Only you can decide whether the risk is worth it!

I assume it's a Trusteel mkii from the age. They are often fine but need to be checked out because some can be seriously corroded. As long as the survey shows it's good there's no reason to fret. The house is cheap because it is what it is. You pay less for it when you buy it and get less for it when you sell it. Except you'll have the benefit of the survey to show it is no risk so you might do a bit better than the average.
