help finding a draftsman

hi all!

we want to do a single story extension to the rear of the property and a loft converstion, I've had a quote off an Architect for £2200!!!, I have a budget of £20k, someone said get a draftsman to do the plans at less than half the cost?, has anyone ever done this and how do I find one!.

Jees, I am definitely too cheap. My average fee for single storey extension is £500 to £600 and it's not that much more work to include a lofty.

Forget an architect. You don't need one for that. Get a price from a local chartered surveyor.

Oh, PS. You won't get a lot conversion and extension for £20k.

Seriously doubt it, just on cost of materials. But if all labour is free you might get close.

Yep, you dont need an Architect for a job of that size and may get better value going to someone who has not spent 7 years qualifying. Get a competent professional who does these size projects on a regular basis to quote. As above a building surveyor, or as I am, an Architectural Technologist. I would expect for planning/certificate and building regulations the cost to be between £1k - 2k but I'm in the South West so it may differ where you are.

Might be; I'm about 25K into a 2 bed bungalow and I've got the shell up and watertight.. depends what he deems as finished...
