Velux flashing installation query

Hi All,

I'm currently having mid-terrace roof replaced (original slate replaced with Eternits) and 4 velux installed in prep for starting loft conversion.

I have a query with how the flashings have been installed on the 2 windows at the back of the house, the correct flashing kits have been used (EDL kit with GGL window).

So far as I can see from the Velux site the only piece of the flashing which should be visible is the bottom piece which sits over the slate with everything up the sides and top being covered with the slates - looking at mine the bottom corners of the 'top' flashing are visible over the slates if that makes sense? I asked the roofer if they were right and was told they were but they do seem to have been lets say 'struggling' with the windows anyway...

I realise the Velux instructions are a guide/best practice and there are probably more than one way of installing but just don't think it looks as neat either.

I have had the building inspector out to check things over and he said everything was fine (Including not doubling up the rafters either side of the windows which I thought was needed? I will probably do this anyway later) I asked him about the flashings and he said he would go away and check and come back tomorrow.

Just looking for a heads up on whether he's likely to say they are fine or make them rectify!

I don't mind either way but would rather have rid of the roofers as this is now the start of week 4 and it's only just nearing completion!

Your building inspector is very accommodating. The BI is on site to deal with BLg Regs not how its built, or the standard of building. Hence the new name of building control officer.
Although the best of them, in my experience, will always give some advice or an opinion.

Velux run brief courses for installers and then "Certify" them. So, obviously, a certified installer is the best bet - hopefully.

Commenting, with or without pics, on roof window flashings is truly going out on a limb. Personally, i'd have to be on site to venture an opinion.

Why are you replacing natural slate with Eternits?

Slate has been in its natural state for millions of years, Eternits will begin to crack and chip at the first strong gusts of slate chatter.

Perhaps the lack of doubled rafters is allowed due to the weight loss now that you are installing Eternits? Why not ask?
Its a bit odd, esp. with three Velux to be installed.
 
Sorry I thought I was seeking fairly simple advice from someone on here who may install velux regularly as to whether the flashing around top of window 'should' be under the slate or not.

Re. your concern over me choosing Marley Eternits (like a large proportion of the population) - it is purely that they are approx 30% of the cost of even the cheapest Welsh slate - would have preferred to use slate again but cost was main factor especially as they are covered by manufacturer warranty.

Cheers - can't get a pic right now but will try in morning.

It's not the full top flashing I can see just the bottom corners - everything above the windows is covered with slate its just either side of the window from level with top down to bottom of the top flashing piece is over the slate, from what I can see it will still work fine but don't think it's right.

Funnily enough they seem to have put it completely under the slate on the two windows on the front after I asked!?!

Will see what BCO says tomorrow...
