Rewire victorian terrace

Just wondering what a standard quote for a rewire would normally include.

How many sockets, lights etc would I expect to get before needing to pay for extras? Is there like a standard list you would normally supply?

The house has all the floors and ceilings open for instant access.

If you see an advert for rewires from £xxx then what you would get would be the bare minimum for a small 2 up 2 down property at the most.

Once they start quoting for anything bigger the price will rise exponentially. Basically, the bigger houses will be charged to make up for the small profit margin on a small place. Every quote is individual to the house and what the householder wants/needs.

I thought that was just the norm for a spark to give you this and then charge you anything extra outside standard.

Nope. An installation with a just couple of lights and a couple of sockets could easily be compliant with Part P.

As I implied, that's much the same as being given a price for 'supply of a standard car' - what it means depends totally on what the person providing the quote/price regards as 'standard'.

Not that I'm aware of. To continue my analogy, that would be akin to a dealer giving you a price for a 'standard car', and then adding on for 'extras' if you wanted something nicer/bigger/whatever than (his idea of) 'standard'!

Basic spec 3x doubles in living room 3x doubles in kitchen 2x doubles in each bedroom 1 light point per room cooker circuit shower circuit and new 17th dual RCD consumers unit priced at £1450

This sounds more like it I believe it's "basic" I've been quoted for. Just got another answer, 4 double sockets to every room, centre light, interlinked smoke alarms, 2 extractor fans for wet areas, wire boiler etc. But things like downlights will be extra.

All floors are up, most ceilings down and all plumbing and wiring has already been stripped out.

That was 10 circuits, rcbo board 50 sockets, 9 rooms (three with led spots), three halls, front and rear external lights, smokes, BT, data and TV.
All flat plates or mk switches and sockets.

Just quoted a flat with loft and that's over £3000.

There's two types of rewire, basic and cover all. My work is always cover all and clients see things as value add.

For a simple 3 bed terrace I expect to be asked for

Kitchen
Ring, oven, boiler circuits
Spot lamps, counter lighting, vents (cooker and main)

Lounge 6-8 doubles, one light

2nd lounge- same as above

Hallway 1 socket, two way lighting or three way if external light

External light

Upper hall 1 socket, 2 way lighting
Bedrooms 4 sockets each, 2 way lighting (bed area and door area)

Bathrooms vent, spots, shaver and mirror, maybe shower or pump.

Misc- ch stat, control wiring, loft light and socket, garage, rear external

Smoke detection
TV cable and terrestrial
Phone
Data to each room (smart tv)


Hopefully you get the idea that there can be a wide variance on the job spec.

Don't forget fittings, some more decorative flat plates will be 225% of cheap white plastic.

But, you need to gauge your requirements, jot a spec and get quotes based on a fixed need. Then the quotes will be like for like on content.
