A couple of years ago we noticed some mould and posted some pictures and the good people here stated spot moulding, which I confirmed by other pics of condensation caused spot mould on walls.

Now we are ready to paint over it, but are unsure how to prepare the walls. We are sure the problem is historical as we get very little condensation now and it clears in minutes with a little ventilation every morning. We gad also stopped drying clothes in the house years before and we also now have decent double glazing, fitted properly.

The question is, how do we prepare the walls for painting over? We don't mind what we gave to do, or the cost within reason, we just don't want to slap up £70 of paint on the walls and then still have a problem if it shows through.

Seal the areas affected with Zinsser 123 stain sealant (the red tin). Two coats of that and then your emulsion as normal.

Don`t use a decent brush with the Zin123  it`s shellac based and f`ks brushes ;)

I think emilybronte has her products mixed up - Bullseye 123 is in a blue tin and BIN is the red tin. ;)

I'm not sure which one she is recommending, but I know I wouldn't want to paint an area the size you have with BIN and a brush - even a foam roller can be a nightmare with that stuff!

Either product will hide mould stains (provided the spores have been killed with a diluted bleach solution or fungicidal wash) and their Permawhite is good for preventing mould recurring. As the source has been eradicated, you should be alright just using emulsion, although an acrylic eggshell would be best if it's a bathroom.

Yes I agree 25 square metres is a lot to cover. It's tiny spot moulding and the ceilings are over 9 ft high. It is in a north - north west facing bedroom. It is a against a cappucino colour wall so it wasn't noticeable until the rare occasions the curtains were opened. Lesson learned.
