Whats the advantage

Okay so I now have my Planning Permission, Next stage give Building Control my drawings.
What are the advantages and disadvantages between independent inspector and the Local Building Control officer.

Private inspectors are generally more efficient, capable and accomodating than those from the council. Many of the latter range from inefficient to downright rude, and some actually enjoy rubbing people's backs up. You also often get different LABC inspectors out on the same job, which usually results in conflicting demands.

Doubtless the usual folk will chime in saying how wonderful, how exemplary and how absolutely spiffing council inspectors are, but don't be beguiled!

Private building control for me every time.

Translates into, "generally lets me off with more stuff" :p

Conflicting opinions can be annoying though. We had it recently with a lofty.

Being an obedient builder, I have no problems with LABC.

LABC all the way but as with everything in life there are some knob heads at the council but most of them have left to become the ever helpful approved inspectors :rolleyes:
 
I thought Tony would have recommended LABC this time :LOL:

It appears Tony hasn't had pleasant experiences with LABC whereas the majority of us here have no issues.

I always recommend clients to use LABC. If them or a builder has a good reputation with an AI, then we'll use them.
 
Of course when tony sends in applications using the regs from 1851 its no wonder he gets 2 A4 pages of conditions! :mrgreen:
 
Regulation A being more important than Regulation B does not mean that Regulation B can be ignored.

There are regulations, and that's all there is to it.
 
the advice about asking your chosen builder is probably pretty good; he's probably going to recommend someone he gets on with which should make the job go more smoothly. with a private firm you're more likely to get to choose your guy too, you pay more and they may have more time for you if you pitch up in their office for a meeting/advice if you're drawing your BR plans yourself. I've had LABCs who've been true diamonds, and i've had some unhelpful ones.. for me the difference is willingness to provide an economical solution that meets regs/working with you through problems versus just pointing out areas of noncompliance and insisting on a particular method of resolution regardless of the end cost to you.. I find the private guys approach to customer service is more often geared to the solutions-provision rather than problems-provision end
