Hi everyone
Hope someone can help, I'm a time served brickie, who has started doing more private work than site work and have heard a few people talk about pricing an extension by the m2,

My question is....is the the m2 of the elevations or the extension or the floor area?
Also what sort of price would you be looking per m2 for single storey and double storey and is the price just for a plastered shell with out..... decoration,bathrooms, kitchens etc

I sit down and quantify every brick, block, lintel, tie wire, tube of sealant etc.

If you want to price by the square metre then so be it. It works on internal floor area plus Vat. Only use this as a ball park. Beware it can cost a lot more.
 
Cheers for the reply noseall, thats how I did the last extension, it was time consuming, so thought this maybe a better option, have you any idea of prices form2 pricing ?
when pricing everything do you contact local suppliers for prices or generally have a good idea of prices anyway
just seems alot of work pricing a job and not getting the work

Welcome to the world of private domestic building!

I have a pretty good idea of costings and where things are likely to be expensive or time consuming. It really is a balance getting the right price for good quality work v's being able to feed the kids.

I am pricing one at the moment and it looks like it will cost around £1500 p/m².

You do need to be switched on to be competitive otherwise you will either be a busy fool or broke.

one last question (sorry) does the M2 price include electrics and a feed for gas cooker, sink, bathroom etc ?

No. Building work only. However, (in my pricing schedule) this includes plastering, skirts, doors, architraves, UPVC doors and windows, window boards etc.
