List of works / Schedule of works for an Extension - where..

We are having a single story extension done and moving the bathroom. Before getting quotes from builders, I want to put together a few pages on a list of works or stages.

This is so all the builders can quote off the same list of specification and I can compare like to like.

I have searched and searched and cannot find any examples online that I can use – I’d be grateful if someone can share one they have had in the past perhaps or point me to where I can get one please.

The works stages are; foundations, walls, roof, services, finishes, decorate. Of course there is more to it than that but it all depends on your particular circumstances, which is why there is no standard spec that covers everything. It would have to cover so many eventualities it would be neither one thing nor the other. My advice is get your proposals onto drawings first. These can then be worked up into a specification. It's not impossible to do it yourself but if they are not accurate and don't look right it will put some builders off completely and others will simply increase their prices to cover themselves. So I would advise having it done by a local chartered surveyor or technician, (not an architect) it will be cheaper in the end and make the job go more smoothly.
 
Yes a good set of working drawings is your specification and will effectively form your contract documents. Schedules of works are not the way to go unless they're about 20 pages long and cover every last detail. Its far easier to communicate that information on some good drawings. As mentioned, despite what people might think, no two jobs are ever the same.
