Extension Built pre 1984 (No Regs) - Buying Implications

Hi Guys

I would like a bit of advice if possible.

We are in the process of buying a house which has had a flat roof extension (garage, kitchen, 2 bedrooms) built on the side of a 3 bedroom semi-detached house.
As we are cash buyers we could potentially buy this now and move in but I am a little worried about any future implications.

My questions are as follows.

1) Should we get a full survey done on the extension even if it all looks fine and has stood the test of time for 35 years roughly?

2) As it's pre 1984 would any prospective buyer (if we sold down the line) have trouble getting a mortgage (bearing in mind it was built prior to when regulations were introduced)?

3) If we extended the roof all the way over the flat roof would the whole extension then have to have some kind of retrospective building work (if it needed it) carried out?

4) Should we ask for some money off the selling price.

Any help would be greatly appreciated.

No, unlikely, not unless there's a serious fault and by all means but be prepared for a negative response

Ps; it's not really correct to imply building control procedures were invented in 1984.. That's just when the act dedicated to them was passed.

I don't see any issues or see why you should be concerned about any future works or see any justification for any money off.

It would be useful to get copies of the Planning Permission and Building Control plans and approvals from the local council. They are quite likely to be available for free download on the website.

When you come to sell it on, the buyers will want to see them.

That's the problem.

With it being pre 1984 it doesn't have any building regulation certificates.

But I assume this would mean that it's no different from buying a house that had an extension built in the 1930's that had no regulation certs as well?
