New garden revamp!

Hi,

I have just moved into a new property. Garden is nice and big (25ftx80ft approx) and am wanting to totally renovate it after christmas. Part of my plan is making a few sheds myself and am aware of the 15 sq/m limit without planning permission but was wondering if that is limited to 1 shed in a garden? If not then could i just build 2 big 15 sq/m sheds and leave a gap in the middle for a trampoline and a swing (as per drawing)?

Any help really appreciated

Just to add , the neighbours are all nice so dont think I would have any issues anyway. Also there is a mixture of tall hedges and 6ft fence panels all around the garden. The sheds would both be 7ft high at the front and 6ft high at the back in a pent design. and would be approximately 1ft away from the fence panels/hedges.

Hello Matt.

Your sheds can be upto 30m2 each as a maximum size. And they must be 1m from the boundary unless they are constructed from no combustible materials and they are should be less than 2.5meters tall. With the ridge maximum of 4 meters.

You may cover upto 50% of the land around the "original" house. This doesnt mean 50% of that is left after extensions and other out buildings.

Also, make sure you provision for dealing with the water runoff from the roof and the slab in your plan. as it could affect you and your neighbour and any services that may run through your garden also.

Thanks for the reply. I thought they dont have to be 1m away from the boundary if they are 15 sq/m or less? I would prefer the 30 sq/m and do the shed as 1 big one but couldnt get it to be 1m away from the fence as that would look daft in the garden i think.

Wood isnt non combustible , but could i treat it with fireproof solution so i could do the 30 sq/m and have it only a foot away from the boundary then?

Having moved into a house with a large area of concrete in the back garden, I can tell you it is a royal pain in the arse from a flooding perspective. Also, you've only gotta look at what is happening in Cumbria to understand that replacing open soil/grass/scrub with hard surfaces is but one cause. There are other ways you can install your sheds (on sleepers) that still allow water to permeate. And when the user of the swing/trampoline fall off, that's gonna hurt. How about the rubber matting you see in parks made from old tyres or bark chips?
