Planning permission / I bought 3 plots recently

Hi dear members,
I bought three plots last year in WOOLLEY GREEN,MAINDENHEAD,BERKSHIRE, those plots are situated right at the back of gardens of residence houses.

Agent told me I can have planning permission if I apply one in local council.
I am really confuse because one of my friend told me I can't get planning permission if it is a GREEN BELT land.
I don't know if my land is brown belt or green belt land?

Can some one have a look the above link it's the actual address and pictures of my land.

Have you looked at their T&Cs - http://www.perfectplot.co.uk/Terms.asp

They are not making any assertion that planning permission might be forthcoming.

The operators of the site are Gladwish Land Sales Ltd

Basically this smells.

If it was an easy process to gain planning permission then they, or a developer would already have done so - and immediately upped the value of the land by a large factor.

Thanks Geoff ,

We are three friends who bought 10 plots altogether.
Do you think if we apply together we will have chance to get planning permission?
As I mentioned this whole land is situated right next to houses gardens.
Please advice sir
 
I do not know without looking deeper into the planning policy and land designations.

As brown-field land the sites would likely be worth much more than what you have paid. They would be offered to, and snapped up, by developers who would use the economies of scale and the fact they are answerable only to themselves and the market price they can achieve for the finished houses.

It is very likely that land is greenbelt, or at best agricultural. This is not to say that it can never be built upon - but it is very unlikely to be anytime soon.

The greenbelt designations exists to prevent urban sprawl - the fact that houses are adjacent is not in any way unusual.

A friendly telephone call to the planning department of the local council should gain you some clarity.

Probably NOT a wind up.

When looking for the land to build our house ( 1978-1980 ) we were approached by two companies with plots of lands at too good to be true prices. Both were scams, they had bought land from farmers who didn't want / couldn't afford to farm any more. With lies about planning permission may be possible they were selling the land to unsuspecting buyers, making a big profit for themselves and leaving the buyers wth land they could do nothing with. We also heard about another company that had sold land to several people who were then landed with legal debts that the orginal owner had accured using the land as security for a loan. Properly conducted searches by a solictor acting for the buyer before purchase would have found these debts.

By not drawing up a sales contract the seller effectively prevents ( or strongly deters ) the buyer from carrying out the searches that are necessary to ensure the land they are buying is free of any charges or dues that the buyer then becomes liable for.

At best these companies are trading unethically, some are selling in a way that is very close to being fraud.
 
If those plots had planning permission, or had any chance of obtaining planning permission, they would be for sale for at least ten times those prices. What you and your friends have bought, sir, is an allotment...

There was a TV programme last year, about a set of dodgy spivs who set up companies to cold call people to sell them "investment" or "development" land, which turned out to be worthless.
 
Get yourself some straw bales. Make an enormous hollow straw structure and build away. After four years have passed you can then remove the straw. Enjoy at least another 12 years of enforcement orders to knock it down with you putting in counter claims because as far as you're concerned it's a castle and the queen said you could do it.
After around a decade of litigation there's a good chance that the plots you've bought have migrated into the green belt as most of our children are living under canvas and this **** of a government have finally decided to do something about it.

The answer is right there on that website:

The land is sold as agricultural or Wood land at the point of sale. We don’t have a crystal ball, so a bit of research will help you make up your mind as to whether the land at Woolley Green, Berkshire could perhaps be granted a change of use. Use it as an alternative to an allotment or simply sell it in the future for a profit.
The plots of land at Woolley Green, Berkshire do not have the benefit of Planning Permission at the point of sale, hence the sale prices.
 
The chances of getting your money back are almost zero.

Contact Trading Standards and make them aware of what has happpened.

There might be way to get something back. How was the first contact made with Gladwish ?

Did you make the first contact to Gladwish after seeing one of their adverts ?

Or did Gladwish contact you personally and by name ? This could be an un-solicited telephone call asking for you by name, a letter addressed to you by name or a salesman calling at your door and asking for you by name..

If it was a personal contact to you from Gladwish then there is a very small chance that they could be in breach of the law about cold selling and un-solicited approaches to people for marketing purpose. Check this with Trading Standards, it is probably your only hope of getting any money back.

Gladwish are selling worthless land all over the UK so are very good at the scam.
