One for people here with experience of pricing extensions. See quotation attached below.

This is for an extension that I drew up as a favour for a friend, a simple full width lean-to to a 1980s end terrace with no know through required.

What I'm interested in is the what I consider large amounts added on for provisional fees and preliminaries. I think these are considerably higher than they should be. Not sure about the overheads, are these realistic?

Nearly £2000 per m2 for a simple extension seems very high to me. This is the first quote and obviously there will be more to come.

Woody, will find out the break down of the prelims. Found out the provisionals does include the cost of the bifold door so isn't ridiculously high.

Yeah, it'a a standard build, 6m wide by 3.75m deep. 4m bifold door, 15 degree pitch roof with interlocking tiles and a couple of veluxes, facing brick / block cavity walls, and ground bearing slab floor with screed over insulation.

I worked out the materials to be around £12000 exc VAT (inc bifold and 20% mark-up). This was by doing internet searches so from Wickes and Buildbase etc. My guesstimate of labour costs was about the same as the quote, but it's the rest of it that has hiked the price.

I kind of get the feeling they don't want the job.

Having spoken to my mate apparently there is no breakdown of prelims, although it's such a precise figure it looks like it must have been calculated somehow...if only in his head...
