Garage ceiling boards

I've just moved into a new house and found this (see pics) I'm guessing damp damaged boards.

What's the best thing to do to renew them at minimal cost?

And I am right to think that those bits of wood are NOT holding the building up (garage has a room above it)

It looks like lath and plaster, and you have had water ingress. As you can see water marks.
So the water ingress needs to be sorted out, what is above the ceiling?

The extent of the repair is up to you, rip it down (very messy) and board.
Or over board what exists.
 
There's a little balcony that is felted, so maybe that has a leak.

I don't fancy overboarding the whole garage so maybe I find the beams and cut the current boards out

Damage appears to be above door frame so may be leaking thru facia or gutting?
 
Survey said to replace/repair and make good. Water ingress.

Didn't say about a source or method of fix.
 
1930 property. Garage is 1980
lath/plaster was popular in 1930s but not so in 1980s (but that does not mean it is not that, as the technique is still used today). Your photos may be misleading but those areas shown, do not indicate they have been plasterboarded.

It maybe worth removing a square section of the ceiling, where the damage is, this could hopefully identify the method of construction.
If it lath and lath is in good condition, it can be repaired.
