ADVICE NEEDED ABOUT NEW BOILER -

in 2014 I got a lovely new boiler fitted by a reputable local plumber - Im selling the house and it turns out he didn't register it with the local authority !!! Even worse I can't get in touch with him - Im not sure if he's gone out of business or moved away or retired ??
WHAT CAN I DO TO GET HOLD OF THE CERTIFICATE I NEED. ???
This is holding up the sale of my property - I am unable to contact him.
I Don't want to loose the sale of my house -
Obviously this is very stressful - any help much appreciated.

I assume this is a gas boiler?
You can contact gas safe about this and they will offer advice.
Is/was the installer a gas safe registered one, you can search online for his registration.

A possible way around this issue would be to have a gas safe inspection/test and indemnity insurance taken out. This should satisfy any potential buyer.

Has the buyer been asked if they will accept an indemnity policy for the lack of building regulations approval for the gas boiler ?

You say the boiler was installed in 2014,so its had atleast 2 services/safety inspections.Have you got the service reports and are there any negative or advisory comments on these documents ?.

Is your boiler on a service plan ?

Not having the certificate wwill not stop the sale but the buyer could dictate carp conditions,

I came across this last week, (I'm GS registered), I called GS for advice, who said I could register the boiler, even though I didn't install it, as long as I thoroughly inspected /tested it etc.
I was also told that if, in the future, any installation faults became apparent, then I would be responsible.

So I inspected the boiler, corrected 3 faults, and registered it, job done.

That's pretty ironic of Gas Safe to suggest that "inspecting a boiler" is enough to make it permissable to sign it off as if having installed it, IMO.

OP - you will probably find that unless the paperwork was lost in the post at the time (i.e. the registration was done), there's nothing you can do to have it registered retrospectively. At most, you could try and get the original installer in trouble with Gas Safe, but that seems pretty pointless. You could ask another installer to register the boiler now, but it would be as of today. And they'll probably charge you a premium for doing this (and why not, considering the risk they are taking, as per the above poster).

My advice would be to leave the onus on your buyers to decide what they want to do. It is up to them to decide what they consider necessary. The reality is that a Gas Safe registration means very little, and it is more prudent for a buyer to have a Gas Safety check done on the appliance, as a landlord would do in a rented property. This will confirm to them the appliance is working and that it is safe.

All you have to do is contact gas safe and they will tell you if its been registered, if it has I think they charge £10 for duplicate if not ask person that has been servicing your boiler if they are willing to re-commission your boiler (At a fee) as they will know what condition your installation is in, doing a re-commission is acceptable by gas safe, I had to do one for one of my customers on one that somehow got overlooked.

I am a little surprised at the GS reply reported above!

Their stance has always been that only by reinstalling the boiler can anyone who did not fit it correctly register it. That would be removing it from the wall ( as mounting brackets are a GS issue ) and dismantling and reinstalling the flue and then going through the commissioning checks.

Few RGIs have been very keen to do all this although several, including me, will do so.

I have heard of several cases on forums where the solicitors did not really know what they wanted and eventually accepted a Gas Installation Safety Certificate.

The first thing to do would be to visit the home of the original installer and see if he is still there or if the current occupier knows where he is. An RGI can retrospectively register a boiler in most cases.

For our Scottish readers; there's no requirement for registering gas boilers in Scotland. Though a completed boiler Benchmark & service record is required to cover any warranty.
