Planning help regarding a rear single story extension

Hello!

I'm hoping someone maybe able to give us some hope. Recently started an extension (under premitted development rule) to then find we are required to go through planning due to previously having the under permitted rights removed due previous work (one house was turned into two dewlings). However the issue we have is a pain in the man living next door who is already planning on objecting. He already has an rear extension himself, we are not having any party walls, no loss of light etc. Surely planning would take into account the fact he also has an extension? Sorry if this has confused people!!

if it doesn't affect him then his objection will be disregarded anyway. There is no right to light but they may consider it if it had an impact. in order for planning to be refused it has to either go against planning rules / environmental policy or have detrimental impact on neighbouring property or land.

THEy have a lean to roof and we have planned a pitched roof - so if anything he can see what we are doing due to the roof windows. We have left a 300mm gap
Between our building and his wall. Mainly so there isn't any issues for
Him always wanting to paint his side wall. We are not touching any of the drains etc. We had been told it would have come in under the "under permitted". He's just one of these people who have to cause trouble and has nothing better to do.
