Hi, unable to find a clear cut answer to my individual question and dudleyplanning aren't very approachable.

I have a semi detached, neigh ourhas an established extension (withoutplanning or BC but its now >10 yrs old). They have a kind of half extension half orengery, and extended the our party wall for this 4.5 meters.its a hideous build so If like to cover it upby building my own orengery but would have to have to abide by planning and Bc for that mathanksAs a rough guide can I extend out by 4m? The overall floor space will be 20m2.

If you have a semi detached property you can't extend 4m under Permitted Development.

But you can (subject to other technical requirements) under the prior notification larger home extensions rules with a very simple application. Just make sure neighbours don't object and it is a rubber stamp approval.

Thanks for the replies, sorry I didn't think my sketch would help anyone. But I've added one.

The neighbor won't object to it, and have already spoken to him.

So is it a planning application but will be rubber stamped?
