Hi all,

Just spent an hour having a read of quite a few post's etc and I have a question.

We are having a detatched garage built next year, I will be doing this myself with my father in law (retired builder of 50 years) so other than a lot of hard work, we wont have any problems. Just a lot of hard work.

When we had our last 2 story extension signed off by building control, we asked him what's the best way of doing the garage as we are close to trees and he said the best way would be just under 30sqm so we don't need building regs and can be done under PD. Now I am aware of what trees can do and so is my FIL, he has dealt with these things all his working life. So the building control man along with my FIL agreed that a reinforced raft foundation would be more than suitable for a blockwork garage.

As we like to do things properly and I liked the idea of having a roof higher than 2.5mtr so I could use this for more storage, I put in for planning and it was approved no problem with 4.5mtr ridge.

Do I still need building regs as it now higher? Even though everything else is within PD. I dont really want to go that route. Planning have approved it and wont visit again, the car will be living in it and not habitable.

Whats your opinions?

OK, so let me see if this is how I see it.

PD,
less than 30sqm, has to be fireproof if closer than 1mtr of a boundary and 2.5mtrs high.

No planning permission required, no building regs required.

PP,
the same as above, but 4.5mtrs high.

Planning approved, no building regs required.

Building regs,

I cannot see anywhere that says building regs has a height requirement, only PD has a height requirement and I have PP granted for higher.

So my understanding is I do not require building regs as the requirement of 30sqm is ok, and as I have PP, PD has been superceded.

Whats your thoughts?

Building Regs exemption does not have a height requirement unlike planning just floor area and distance from boundary/non-combustible construction.
 
Forget about PD as you have been granted planning permission.

If you conform to the exemption criteria - internal floor area, single storey, materials, distance to boundary, useage, no heating or sanitation, electrics by competent person on a self certify scheme, etc, etc, then the work is exempt from applying for building regulation approval.

Thanks, yes this is what I had believed to be the case regarding full planning and ignoring PD. I have covered all the aspects of the exemption.

Cannot wait to start in the new year and get on the digger
