Quotes all over the place for a render job.

Hi. I'm a bit perplexed about the quotes I'm getting for some external rendering work so wondered if I'm missing something.

I have a garden wall of concrete block, 9m x 1.6m so approx 15 sq m. I've also got the back of my brick built extension, 4.6 x 2.9 so call it 14 sq m. The door and window take out 5 sqm so let's say the job is 24 sq m in total.

Using online calculator for materials, I'm estimating two coats at £125 per coat for a 16mm 5/1/1 sand/cement/hydralime mix plus plasticiser.

Then there's the external beading round the windows, doors and corners which I've calculated at 18m. £6 per metre seems to the ball park price.

So that brings materials to £250 for the render and £108 for the beading. Would I need horizontal beading too? Either way it's only going to add another £100 to it. So materials approx £350-£400?

Therefore I'm wondering how one quote can be £3,300, another £1,700 and another £1,400. I don't know how long the job would normally take but based on the £1700 bloke saying he and his colleague would get it all done in a day I'm thinking there's a generous day rate in there even for London's standards. Is there something I haven't taken into consideration? It's a one storey flat roof extension so I wouldn't have thought scaffolding was necessary. The extension is bare brick, the concrete block wall has been painted with masonry paint. Thanks.

By way of an update, I asked for an emailed quote from the £1700 job. It says labour is £725 (two people) and materials are £950 - plastering sand, buildings sand, PVA and beading. Do you think I miscalculated the materials? I used a calculator I found on line and then found one in the sticky here. Both came out pretty much the same. Two 16 mm coats is all that's needed isn't it? Thanks
 
You will need ideally stainless steel beads although some guys now use plastic.

Bell cast bead / drip bead is usually used along bottom and window heads.

Corner beads at all reveals and dxternsl corners.

Dont forget a price for a job usually has a bit of margin put on materials and labour.

Your materials price looks like about tight.

Not sure about labour cost £1k should cover it.

Whstever you do, wait for cooler weather :mrgreen:
 
Thanks for the reply. I was concerned about the hot weather but he said it would be fine. I'd rather wait.

Surely you wouldn't add 100% margin on for materials mark up? I don't mind paying a fair rate but this works out at £70 per square metre for a straightforward job.
