Roof leaking at Valleys

Hi

I have recently bought a house (2 months) and noticed a leak in roof when I was decorating dining room.

A paint tray was in roof space when I pulled down plasterboard ceiling???

I have had a roofer look at this and he has stated both valleys need replaced please see pics haven't got a quote yet but he reckons around £1,500 for total job!!!:cry::cry::cry:

Other thing is the seller did not disclose this as he put paint tray to catch leak, could I chase him for cost of work via solicitor??

Any advice would be appreciated.

Breeno, good evening.

Was there any water staining on the ceiling plasterboard in the dining room when the "Surveyor" inspected the property?

OK I know nothing about conveyancing in your part of the world, is there by any chance a clause in your version of conveyancing where a [best called] latent defect manifests itself within a certain period of time following purchase?

As for non-disclosure? that would be difficult to prove, but all depends on the legal practice in your area. Have a word with your legal adviser about that aspect?

If you had a survey purely for the purpose of the mortgage (as I did) I doubt they would have inspected this area of the house. Our surveyor spent most of the time in the car and only did a quick visual check outside.
 
Catlad roof is good all checked.

Only Valleys need replaced.

Checked by the guy there couldn't tell the valleys were shot? The black jack is a give away..
Ridge bed doesn't look great in the small shot I can see...
 
Is "Is your roof leaking?" on the property disclosure questionaire nowadays?
 
All with solicitor now who states the seller had a Duty of Care to disclose any issues including leaks with the property!

Yes vendor completed a disclosure during conveyancing stating no issue they were aware off.

No other issues at present.
 
****Update****

£4k later both valley's replaced, new lead, new breathable membrane and laths as well as approx. 150+ tiles replaced - problem solved!!!!

Now all you have to do is get your Solicitor to chase the tail of the vendor, I think you have at some expense done the easy bit, chasing the money may not be so simple?

As an aside? did you or the roofer take a load of digital images? and have you obtained a statement of work undertaken and required from the roofer? both may assist your Solicitor in seeking a recovery?
